Da meine Partnerin auszieht und ich diese traumhafte Wohnung nicht aufgeben möchte, suche ich unkomplizierte Mitbewohner/innen, die Lust auf eine hochwertige Wohngemeinschaft haben.

**Das Zimmer-Angebot & Mietkonditionen:**
Aktuell stehen zwei Zimmer zur Verfügung, die je nach Wunsch möbliert oder unmöbliert übernommen werden können. Da sich die Wohnung gerade in einer Umbruchphase befindet, hast du die Freiheit, dir dein zukünftiges Reich selbst auszusuchen.

Der Mietpreis für dein Zimmer richtet sich danach, mit wie vielen Personen wir die Wohnung insgesamt teilen:



* **WG mit insgesamt 2 Personen (Ich + Du):** CHF 860.- Miete + CHF 230.- Nebenkosten pro Zimmer.**Bonus:** In diesem Fall hast du dein **eigenes, privates Badezimmer** (separate Dusche/WC).
* **WG mit insgesamt 3 Personen (Ich + 2 Mitbewohner):** CHF 655.- Miete + CHF 155.- Nebenkosten pro Zimmer.

Hinweis zu den Nebenkosten: Die Nebenkosten werden als Akonto-Betrag verrechnet. Darin enthalten sind die Standard-Nebenkosten, Highspeed-Glasfaserinternet von Init7 sowie die Akontozahlungen für Strom und Wasser. Wir machen jährlich oder halbjährlich eine detaillierte Abrechnung.

* **Umgebung:** Die Wohnung befindet sich in unmittelbarer Nähe der Bahnhöfe Oberwinterthur und Winterthur Grüze. Diverse Einkaufsmöglichkeiten sind ebenfalls bequem in Gehdistanz erreichbar.
* **Parken:** Ein Tiefgaragenplatz kann für CHF 140.-/Monat dazu gemietet werden (je nach Verfügbarkeit).

**Über mich:**
Ich bin 44 (m), betreibe mein eigenes Studio im Bereich Film/Animation und schätze ein angenehmes Miteinander. Zur Wohnung gehören auch ein Shiba Inu (Hund) und zwei Britisch-Kurzhaar-Katzen. Normalerweise bin ich mit meiner Arbeit und den Haustieren/der Wohnung beschäftigt. Ich bin viel am Arbeiten, gehe gerne ins Fitnessstudio, treffe mich mit Freunden und bin ein grosse Film-Fan. Daneben interessiere mich für Autos und bin ein Fan von Progressive Techno-/House-Musik. Ich habe lange im Ausland gelebt (China), wenn du also internationaler Herkunft bist, ist das für mich überhaupt kein Problem. :)

**Gesucht wird:**
Eine unkomplizierte Persönlichkeit mit Sinn für Ordnung, festem Job und ohne Betreibungen. Was am meisten zählt, ist, dass wir gut miteinander auskommen und den Freiraum des anderen respektieren. (Wichtig: Aufgrund der Haustiere leider nicht für Tierhaar-Allergiker geeignet).

Since my partner is moving out, I am looking for a great person (or people) to share this fantastic 4.5-room apartment with me. I love the space and the location, so I have decided to stay and find the right roommate(s) to move in.

**The Room Options & Rent:**
I currently have two rooms available. Depending on your needs, the rooms can come furnished or unfurnished. Since the apartment is currently in a bit of a transition period, you are welcome to come by and choose the room that suits you best!

The monthly rent for your room depends on how many people share the apartment in total:



* **Shared with 1 person (2 people total):** CHF 860 rent + CHF 230 utilities per room.**Bonus:** In this setup, you get your **own private bathroom** (separate shower/WC).
* **Shared with 2 people (3 people total):** CHF 655 rent + CHF 155 utilities per room.

Note on utilities: The utilities are paid as an "akonto" (down payment) and include standard building utilities, high-speed fiber internet from Init7, plus electricity and water. We will do an annual or semi-annual breakdown of the actual costs and share them equally.

* **High-End Appliances:** Fully equipped modern kitchen (ceramic hob, oven, dishwasher) and a private laundry tower (washer/dryer), all by V-Zug.
* **Tech and Entertainment:** Living room features an 80-inch TV and 1 Gbps high-speed fiber internet (Init7).
* **Location:** The apartment is in the immediate vicinity of the Oberwinterthur and Winterthur Grüze train stations. Various shopping options are also within walking distance.
* **Parking:** A spot in the underground garage is available for CHF 140/month.

**About Me:**
I am 44 (m) and run my own film and animation studio. I am well-traveled and easy-going. You will be sharing the space with me and my three pets: one Shiba Inu and two British Shorthair cats. I'm usually busy with work and taking care of the pets/apartment, but I enjoy going to the gym, hanging out with friends, the occasional online gaming session, movie nights, cars, and good progressive techno/house music. I've lived abroad for 5 years (China) and have no problem living with international people.

**Who I am Looking For:**
I am searching for an uncomplicated, tidy professional with a steady job and a clean credit record. What matters most is that we get along well and respect each other's space. Be aware that security deposit of three months rent upon contract signing is a standard procedure in Switzerland. Also please note: due to the pets, this is not suitable for anyone with allergies.
