Open plan flat with two double bedrooms in addition to an office/ guest bedroom is available for rent asap in this building with elliptical balconies designed by an award winning architect in Zug's city centre.The flat also comes with a master bathroom with a double sink and a shower room in addition to its own washing machine and dryer. The large (45 sq. m) living room has an open plan fully fitted kitchen and opens out on a balcony. The flat's third ' single bedroom' is currently set up as an office with very high speed internet connection because it only has skylights and no windows. 2m 60 high ceilings give the flat an airy feel. 8 minutes on foot to Zug station and close to MNC central.
Freshly painted and ready to move in semi - furnished flat (total area of 127 sq.m) ..... one bedroom is fully furnished and there is a dining table and chairs next to the fully equipped kitchen (including crockery and cutlery) so all you have to do is buy a sofa and furnish the second bedroom or ask the landlord to arrange that for an additional 155 chf/month. The flat can also be emptied in its entirety subject to contractual negotiation (see below).
Minimum duration of lease to be signed is 24 months - so first exit will only be possible on Dec 15, 2026 with 3 months' notice. After that, notice of termination can only be given for March 31st, June 30th and Sep 30th each year with 3 months' notice as is normal in Zuger Mietvertrags. Three months security deposit and a one time deep cleaning charge of at least 1200 chf upon exit will be deducted from your deposit unless you make your own professional cleaning arrangements to the landlord's satisfaction upon exit .
The landlord is open to emptying the flat out entirely at his expense if you sign up for a 4 year lease but you are welcome to make arrangements to move furniture around if you sign up for the 2 year option.
The very high speed internet connection is included in the rent but you need to pay your own electricity bills as is usually the case in Zug.
Please note that this flat has NO cellar but the storage room on the balcony for garden furniture can take a couple of suitcases and skis, if required. NO underground parking spot comes with this flat but someone else in the building usually has parking spot(s) to rent.
The English speaking person who will show you around the flat will accept copies of permits, passports, employment contract, two references and solvency certificates (or betreibungsauskunft for those already resident in Switzerland) from seriously interested potential tenants to expedite the flat's allocation process.
Finally, floorplans have been attached (see attached document) and there are no other videos or pictures available to share.
